I lived close to the beaches in Florida and we took many day trips to New Smyrna, which is my favorite beach, but we also stayed at the Watermark condos at least 3 times that I can remember.
Located just off Flagler Ave., which is loaded with little restaurants and shops, the condos are easy to find and close to bike and surf board rentals. I haven’t stayed there, or even been in that area since after the hurricanes of 2004 – which really messed the place up, but I’ve heard that it’s looking better than ever. And the way Florida depends on the tourist industry, I am sure that is true.
The Watermark offers parking in your own little locked garage and an outside elevator to help move all your bags and beach accesories up to your room.
All 3 of the condos we have stayed in were clean and BIG! And best of all, they all look out onto the ocean and have nice balconies to access from the master bedroom and living room. It was a great home away from home although we were still close to home.
One of the things I loved about the Watermark, was the fact that it’s not a huge place. Some of the condos and hotels on the beach are gigantic, but the Watermark is only 6 stories high (I think).
The only down side I can remember, was the attitude from the condo owners- the ones who lived there year round. They seemed to look down their noses at us “renters”. But that was many years ago and a whole new group of people might live there now. Besides, it’s not like you can’t ignore them! I highly recommend staying at the Watermark if you want a nice beach vacation and be sure to grab a bite at “Breakers Restaurant” which sits right on the beach. (And is a short walk down the beach from the Watermark). It’s especially nice to grab a drink there at night when there is a full moon. The ocean view is lovely.

Though I have not stayed at the Watermark, like your description of New Smyrna Beach. It is a charming and quaint beach village. I lived in South Daytona and DeLand for many years, and preferred New Symrna Beach for my outings.
I lived near Deland as well and like you preferred to spend time in New Smyrna. Thanks for the comment!
